Question for George Dube or Peter Cuttini - our investor accounting specialists - When securing financing especially for AAA rates, we often need to provide full T1 Generals both personally and corporately for the last two years to the lender. The main reason is to determine both income as well as profit/loss from an existing rental portfolio for debt service ratios. We have come across a number of times where JV partners are not coordinating how they are filing the profit/losses on their portfolio e.g. one might not even declare at all while the other does 50% as per JV Agreement.
Any good books you can recommend on rent to own real estate investing?

We just managed to do a really cool deal that I tohught I would share with the forum. A young lady called us as a prospective seller with us being the buyer. She didnt want to go through the whole listing process, she just basically wanted her money out. In further understanding her circumstances, she actually didnt have a mortgage on the property at all and she was planning on just moving in with her brother. So no real plans to have that money work for her down the line.
