HST on New Builds

Hi just looking for some clarification for a new build town house for a rental property. In terms of the HST on closing if the purchase price is 600K from what I have researched I would have to pay 600,000 x 13% for a total of 78,000 then after I have a lease in place I can apply for a rebate of 24,000.

Has anyone gone through a new build purchase recently?

Can a Developer 'Guarantee' Pre-Construction Condo Units Can Be Rented as Short Term Rentals?

This question came up during our Short Term Rentals Eastern ON/Western QC Regional event. A discussion continued around what happens if a developer says yes but the later elected condo board says no?

Rental property insurance

What is your opinion on best way to get your non commercial residential rental portfolio insured.

We have been able to get our three SFH rental units included under one umbrella, along with our primary residence thus far. However, we are just closing on our fourth rental and our insurance broker just advised us, two days before closing, that the company we are using has just ammeded their rules and cannot include the fourth property.

What are best practices in structuring RTO deal?
